On 1 May 2026, the Renters’ Rights Act came into force in respect of all non-social housing tenancies.
The Government has since published the following updated documents for use in possession claims:
- Form 3A - Notice seeking possession of a property let on an assured tenancy or an assured agricultural occupancy in the private rented sector. Note: the new Form 3A includes helpful guidance for both landlords and tenants, with a link to the full wording of the possession grounds that must be relied on in possession notices. Available here.
- Form N5 - Claim form for possession of property located in England. Available here.
- Form N119 - Particulars of claim for possession (rented residential premises). Available here.
- Form N5B - Claim form for possession of a property located in England (Accelerated procedure). Available here.
Care should be taken to use the new updated forms, as the previous versions are no longer valid.
