The Section 106 Affordable Housing Clearing Service - an opportunity for a reset

The announcement by Homes England of a section 106 clearing house is unlikely to make the step change in the way intended.   

It is likely to lead to transparency (at least to Homes England and the Government):

  • that there are a large number of RPs who are happy to accept s106 sites; and
  • it will therefore be of use to planning authorities when faced with requests to water down/remove affordable housing conditions.

This is all very welcome; the country desperately needs more affordable housing and this register will show that RPs want to continue to play their part. 

I would encourage all RPs who are willing to pay a fair price for affordable housing to sign up to this Register.

It's the ‘fair price’ which is the key; builders should be reimbursed for the cost of the homes; not look at affordable housing as another profit centre.  

The Home Builders Federation report, Bid Farewell report, ignores this fundamental issue.
