You will recall from my previous blogs, that Awaab's Law will bring significant changes to the housing sector. We as a firm submitted a formal response to the consultation earlier in the year, alongside many of our clients and the NHF. No formal response to that consultation has yet been given.

The Renters Rights Bill has extended Awaab’s Law to the private sector. The underlying regulations have not yet been produced.

What remains uncertain is the timescale in which a complaint of relevant defects must be responded to.

The Renters Rights Bill will not impose new repairing obligations above sections 9A and 11 Landlord and Tenant Act 1985. Breach of section 10A will be actionable by a tenant, but the timescales are likely to inform local authority enforcement action.
