Renters' Rights Act 2025 and social housing

We now have more certainty about when the Government intends for the Renters' Rights Act 2025 to apply to the social rented sector.

Previously, we knew (from the roadmap to implementation) that this would be in 2027, but the precise date was not clear. Last week, the Government published a consultation on a new Direction to the Regulator of Social Housing on Tenure Standard, which also set out an implementation date for the social rented sector of October 2027

This still gives private registered providers of social housing plenty of time to prepare for the implementation of the Act for the majority of their stock: some will be getting ready for 1 May 2026, when the Act and the changes in tenure will apply in respect of their market rent stock.
